In the first decade of the 21st century, China's real estate industry experienced a rapid boom, and started to attract Asian and global investors. Today, at the beginning of the second decade, the industry is stepping into a new phrase amid turbulence that features market and value downturn.
In 2009, China's real estate industry reached an unprecedented level in terms of construction scale, transaction volume and total capital investment. "land kings" began to explode - mostly state-owned companies that have won auctions by paying record prices for prime sites and in some cases paying more per square meter for undeveloped land than the market price for nearby apartments - and housing prices are considered too high. A bubble has appeared, allegedly.
An unusually-long winter followed by a late spring, earthquake and volcano eruption --- the start of 2010 seems like a warning as well as punishment to our overexploitation; on the other hand, crisis in the Euro zone and the Goldman Sachs Fraud reminds us that the crisis is still around.
In China, the strongest control policies are issued and have caused earthquakes in the real estate industry --- Investors begin to draw back.
Though the bright prospects of urbanization are in favour of confidence in the industry, we still have to ask if the real estate industry has completed its mission for the time being and needs to take a backseat? What adjustment will be made to the industry in the second decade of China? How can enterprises find innovative financing models when the banks and capital markets close their doors? How shall investments find new values?
Crisis can be opportunity. We have every reason to believe that it is another historic opportunity for all players --- the stronger may gain more power; the challengers can begin their takeoff.
